Short Sale Checklist

Items Needed for MOST Short Sales

Always make sure every document is completely filled out and all pages included, even if left intentionally blank.

Personal Financial Statements and Forms

  • Authorization To Release Information (One for EACH lien holder)
  • 1 Month most recent Pay-stubs or Equivalant (Profit & Loss if Self-Employed, SS Award letter, unemployment letter, etc)
  • 2 Months most recent Bank Statements (Checking & Savings, Don’t need retirement accounts unless specifically asked for)
  • 2 Years most recent Tax Returns¬†(Extensions or Letter of Explanation if not filed)
  • Hardship Letter – signed and dated
  • IRS Form 4506t
  • Uniform Borrower Assistance Form (Form 710)

Lender Specific or Case Specific Items Needed

  • Short Sale Affidavit (forms and wording vary by investor)
  • Arms-Length Affidavit (forms and wording vary by investor)
  • Short Sale Application

Listing/Offer Information Needed

  • Listing Agreement
  • MLS printout
  • Fully Executed Offer with all counters and addenda (when available)
  • Buyer Proof of Funds or Pre-Approval Letter
  • Estimated HUD-1

Please note the lenders can, and often do, add additional forms frequently.  We need Bank Statements and Pay-stubs to be updated monthly to avoid delays.
